Roof Cleaning & Moss Removal in Kingston

Kingston's tree-lined hills and damp riverside streets grow moss on roofs faster than most of Surrey and south-west London. We steam it off from our own cherry picker, finish with a biocide, and back every roof clean with a 5-year guarantee.

Roof Cleaning in Kingston

Where moss takes hold in Kingston

Moss needs shade and moisture, and Kingston has plenty of both. On Kingston Hill and in Coombe, big houses sit in what the council calls a woodland setting, and roofs under oaks and other mature trees can spend most of the day in shadow. Leaves and needles collect in valleys and behind chimneys, hold water, and give moss a head start.

Lower down, the Victorian streets around Fairfield, Knights Park and Norbiton have a different issue. Terraces and semis are close together, so rear roof slopes are often shaded by the house next door. Near the Thames and the Hogsmill, damp air keeps those slopes wet through the winter. The result is the same: thick cushions of moss that lift tiles, block gutters and hold moisture against the roof.

Steam, not pressure, on older Kingston roofs — Roof Cleaning Kingston Roof Cleaning · Kingston

Steam, not pressure, on older Kingston roofs

A lot of Kingston's housing dates from the 1860s to the early 1900s, and many of the larger Coombe and Kingston Hill houses have detailed rooflines with gables, tall chimneys and decorative bargeboards. Blasting a roof like that with a high-pressure jet can strip the surface of tiles, push water under laps and damage pointing and flashings.

We use low-pressure steam instead. It softens and lifts moss, algae and lichen so they can be removed without forcing the roof covering. Once the roof is clean we apply a professional biocide, which keeps working to stop regrowth. Every roof clean comes with our 5-year guarantee.

Working from a cherry picker, not your tiles — Roof Cleaning Kingston Roof Cleaning · Kingston

Working from a cherry picker, not your tiles

We never walk on roofs or prop ladders against them. Our IPAF-trained operatives work from our own 19m cherry picker, which reaches over front gardens, walls and parked cars. That is useful on tight Victorian streets in Canbury or Norbiton, and on large detached houses in Coombe where the ridge can be well out of ladder reach.

It also means fragile old tiles, slates and lead are not cracked underfoot. If we spot problems while we are up there, such as slipped tiles or damaged flashing, we will tell you and show you photos so you can decide what to do.

What a Kingston roof clean involves — Roof Cleaning Kingston Roof Cleaning · Kingston

What a Kingston roof clean involves

We start by looking at the roof from the cherry picker and agreeing with you what needs doing. On a Victorian terrace in Norbiton that might be a front and rear slope plus a back addition; on a larger house on Kingston Hill or in Coombe it can mean several roof planes, dormers, valleys and chimney stacks. We protect paths and planting below, then steam each section in turn, working from the ridge down so loosened moss and debris come away cleanly.

Once the roof is clean we apply the biocide treatment, clear the moss out of the gutters and tidy up. You get before and after photos, and we will point out anything we noticed, such as cracked ridge mortar or a slipped slate, so you are not left guessing. Many Kingston customers add gutter clearance and a window clean on the same day, because the roof clean is the messiest part of exterior work and it makes sense to finish everything else afterwards.

Pristine Exterior Cleaning at work
How often does a Kingston roof need cleaning?

With a biocide finish, most roofs stay clean for several years. Roofs under heavy tree cover on Kingston Hill or in Coombe may show some regrowth sooner than an open roof in the town, which is why the biocide treatment matters.

Is steam cleaning suitable for a roof in a conservation area?

Yes. Low-pressure steam is gentle on older roof coverings and avoids harsh chemicals during the clean. If your Kingston home is listed or in one of the borough's conservation areas, a gentle method is the sensible choice.

Will you need to park on the road?

Usually the cherry picker works from the road or the drive. On busy streets near the town centre we plan the timing to keep disruption down. Let us know about any parking restrictions when you ask for a quote.

Do you clear the gutters after the roof clean?

Moss that comes off a roof ends up in the gutters, so we recommend clearing them as part of the job. We vacuum them out with our high-reach gutter vacuum.
