Peg tiles, pantiles and Welsh slate
Walk from the town centre out to the Downs and you pass almost every traditional roof covering in the South East. Chalk Lane and Woodcote have steep roofs of handmade clay peg tiles, with orange pantiles here and there. College Road is mostly natural Welsh slate. The Surrey Vernacular houses of Burgh Heath Road have steep tiled roofs, and some homes on Lynwood Avenue have unusual square interlocking clay pantiles. The Downs Road Estate uses handmade clay pantiles throughout.
Handmade clay tiles are slightly uneven, with a rough surface that moss loves to root into. They are also fairly brittle once they have a century or two behind them. Slate is smoother but its overlaps trap debris. Each needs a slightly different approach, which is why we look at the roof properly before giving a price.

Why roofs on the clay side green over faster
The western half of Epsom sits on London Clay, which holds water rather than letting it drain away. Combine that with the oak and birch woodland of Epsom Common and Horton Country Park, and roofs around Stamford Green, The Wells and Horton spend a lot of the year damp and shaded. North-facing slopes there can grow a thick cushion of moss in just a few years.
On the chalk towards Epsom Downs and Langley Vale, roofs drain and dry better, but they are more exposed. We tend to find patchy lichen and black algae streaks there rather than deep moss, along with debris blown across the open downland.

Cleaning from the basket, never from the tiles
Nobody walks on your roof. Our IPAF-trained operatives work from our own 19m cherry picker, which means no ladders leaning on gutters and no boots cracking old peg tiles. The reach lets us set up on a drive or a verge and still get to the far side of a large house, which helps on tight lanes like Chalk Lane or Woodcote Green Road.
The steam itself is low pressure. It softens moss and lichen with heat so they lift away, rather than blasting the surface of the tile. That matters on soft handmade clay, and it matters on homes in the town's conservation areas where the original roof is part of the character.

Biocide finish and a 5-year guarantee
Once the roof is clean we apply a professional biocide treatment. It kills off the spores that are left behind so regrowth is slowed right down, which is especially useful under the trees on the west side of town.
Every roof clean comes with our 5-year guarantee. We also clear out the moss that has dropped into the gutters during the clean, and many customers have the gutters, fascias and windows done at the same visit so everything is finished together.

Roof Cleaning Epsom FAQs
Answers to common questions about our exterior cleaning services. Can't see yours? Give us a call — we're always happy to help.

Is steam safe on the old clay tiles in Epsom's conservation areas?
Yes. Steam works at low pressure, so it does not strip the surface of handmade tiles the way a jet washer can. Combined with working from the cherry picker rather than the roof, it is the gentlest way we know to clean an old roof.
How long will my roof stay clean after the biocide?
It varies with shade and aspect. A roof under oak trees by Epsom Common will always be more prone to regrowth than an open roof up on the Downs, but the biocide slows it down considerably and the roof is covered by our 5-year guarantee.
Can you clean the slate roofs on College Road?
Yes. Slate is cleaned with the same low-pressure steam, and we pay particular attention to the overlaps and the valleys where debris collects.
Do you need to park on the road?
Usually we set up on your drive or close to the house. Where access is tight we will talk it through when we come to quote, so there are no surprises on the day.
