Exterior cleaning in Bookham

A village between the commons and the Downs

Bookham is one of the old spring-line villages strung along the A246 between Leatherhead and Guildford. To the north the ground drops onto London Clay and the woods of Bookham Commons, a National Trust site where mature oak covers around two-thirds of the land. To the south the land climbs onto the chalk of the North Downs towards Polesden Lacey. Even the name is said to mean the hamlet of the beech trees.

That setting is lovely to live in, but it is hard on a house. Leaf fall comes from oak to the north and beech to the south, and homes backing onto the commons sit in damp, shaded air for much of the year. Moss settles on north-facing roof slopes, algae spreads over patios that never quite dry out, and gutters fill fast.

From flint cottages to 1960s family homes — Bookham Bookham

From flint cottages to 1960s family homes

Bookham's housing covers a long stretch of history. Around St Nicolas Church and along Church Road you will find 17th and 18th-century cottages in painted brick on flint plinths, under red clay tile roofs, inside the Great Bookham conservation area. Little Bookham has its own conservation area around All Saints' Church, Manor Farm and the cottages along Little Bookham Street.

Most of the village, though, grew after the railway arrived in 1885 and again after the Second World War. Land around Bookham Grove was sold in 1947, and when Eastwick Park was demolished in 1958 its grounds became housing and a school. Private roads such as Maddox Park in Little Bookham have large 1960s detached homes on generous, tree-lined plots. The local neighbourhood plan notes that Bookham has more four-bedroom and larger homes than the Surrey average, which means big roofs, long drives and wide patios to look after.

Why we use steam rather than a pressure washer — Bookham Bookham

Why we use steam rather than a pressure washer

Old clay tiles, soft brick and flint plinths do not take kindly to a jet washer. High pressure can strip the surface of a tile, blow out pointing and drive water where it should not go. Our low-pressure steam lifts moss, algae, lichen and black spot without that damage, and it does not rely on harsh chemicals. Roof cleans finish with a professional biocide treatment and are backed by our 5-year guarantee.

If your home is listed or sits in one of Bookham's two conservation areas, a gentle method matters even more. The same goes for gardens close to the commons, where ponds and wildlife are part of daily life.

Safe access on big plots and tight infill sites — Bookham Bookham

Safe access on big plots and tight infill sites

Since the 1980s most new building in Bookham has been infill and back-garden plots, so a large 1960s house can sit beside a newer home with a narrow side passage. We work from our own 19m cherry picker with IPAF-trained operatives, so nobody walks on your tiles or leans ladders against fragile gutters. On wide plots it reaches well across a roof from the drive, and where space is tight we plan the setup before the day.

Know-How for Bookham Homes

Mature oak on Bookham Commons means heavy leaf fall and damp shade for homes on the northern side of the village.

Clay soils to the north drain slowly, so patios and paths there stay wet and green for longer.

Red clay tile roofs on the older cottages around Church Road need a gentle, low-pressure clean.

Large detached homes on estates such as Maddox Park and Eastwick Park have big roofs and long drives that suit a cherry picker.

Two conservation areas, Great Bookham and Little Bookham, make chemical-free, low-impact methods a sensible choice.

Beech and oak leaves from the Downs and the commons fill gutters quickly every autumn.

Exterior Cleaning Bookham FAQs

Pristine Exterior Cleaning at work
Do you cover both Great Bookham and Little Bookham?

Yes. We work right across the KT23 postcode, from the High Street and Church Road out to Little Bookham Street, Maddox Park and the roads near the commons. We are about 25 minutes away from our Molesey base.

My cottage is in the Great Bookham conservation area. Is steam cleaning suitable?

Steam is one of the gentlest ways to clean old clay tiles, brick and flint because it uses low pressure and no harsh chemicals. If your home is listed, it is worth checking with Mole Valley District Council whether any work needs consent, and we are happy to talk through our method with you first.

We back onto Bookham Commons. How often should the roof and gutters be done?

Homes beside the oak woodland collect far more leaf litter and moss than those in the village centre. Gutters usually need clearing every autumn, while a treated roof stays clear for much longer.

Can you do several jobs in one visit?

Yes. A roof clean pushes debris into the gutters, so clearing gutters and cleaning windows straight afterwards makes sense. Patios and drives can be added too.
