Patio Cleaning in Claygate

Why Claygate patios struggle to dry

The village sits on the Claygate Beds, the top layer of the London Clay, and the ground under many back gardens drains slowly. A patio laid against a lawn or border on that soil draws moisture up from below as well as taking rain from above. Three headwaters of the Rythe rise in the village, and the village has had flash flooding in gardens before, so water lingering on paving is a familiar sight.

Damp stone is where algae, moss and lichen grow. Paving that sits in the shade of a fence, a house wall or the oak and beech trees around Claygate Common can stay green almost all year, and it gets slippery in winter.

It's worth knowing because it changes what a good clean looks like. On free-draining ground a patio might stay bright for years; on heavy clay, a clean that strips the joints or roughens the stone just gives the algae more places to hold on. Gentle steam leaves a smooth, sound surface that sheds water better.

Sandstone, York stone, porcelain and slabs

Claygate has every kind of patio. Older houses on the Foley Estate and around The Green sometimes have York stone or old brick paths, the 1920s and 1930s homes on roads like Fee Farm Road and Arbrook Lane often have concrete slabs, and many newer gardens have Indian sandstone or porcelain. Each behaves differently: sandstone is soft and absorbent, York stone weathers beautifully if it isn't blasted, and porcelain is hard but shows every streak.

Steam suits all of them. It lifts green algae, lichen and the stubborn black spots on sandstone without forcing out the pointing or etching the surface, and it does it without harsh chemicals running into the lawn.

Black spot, lichen and slippery steps

The jobs we're most often asked about are black spot on Indian sandstone, grey-green lichen on older York stone and slippery steps between terrace levels. Sloping gardens towards Telegraph Hill and the south of the village tend to have steps and retaining walls that collect run-off, and those stay damp longest.

We clean the steps, walls, edging and paths along with the main terrace so everything finishes evenly, and we can do the stonework around it at the same visit.

We take care with the joints, too. Jet washing blasts out pointing and sand, and on clay that leaves gaps where water sits and weeds root within weeks. Steam cleans into the joints without emptying them, so the patio comes out clean and still sound.

On the day, and keeping it clean on clay — Patio Cleaning Claygate Patio Cleaning · Claygate

On the day, and keeping it clean on clay

We move pots and light furniture off the paving, protect anything delicate nearby and steam the whole area in sections, working away from the house so the water runs towards the garden or drains rather than against the walls. Steam needs no harsh chemicals, so lawns, borders, ponds and pets are safe, and most patios here are done in a day.

You can't change the soil, but you can slow the regrowth. Clearing leaves through autumn, keeping gullies and drainage channels open, trimming back overhanging shrubs and giving the paving a regular sweep all help it dry out quicker after rain.

Most patios in the village benefit from a steam clean every year or two, depending on how much shade they get. Paving beside Claygate Common or under big garden oaks may want it yearly; an open, sunny terrace can go longer. We'll give you an honest view at the quote rather than selling you visits you don't need.

Pristine Exterior Cleaning at work
Will steam remove black spot from my sandstone patio?

Steam lifts most black spot, algae and lichen. Very old, deep-set black spot can leave a faint shadow, and if we think that's likely we'll tell you before we start.

Is it safe for old York stone?

Yes. Low-pressure steam cleans the surface without scouring it or blowing out the joints, which is exactly what old York stone needs.

Why does my patio go green faster than my neighbour's in another area?

Here it's usually the clay. Ground that holds water keeps paving damp from below, and shade from trees and fences adds to it. Good drainage, fewer leaves and regular sweeping all help.

Do I need to be in when you clean the patio?

Not necessarily, as long as we can get into the garden through a side gate and have access to an outside tap. Plenty of back gardens round here are only reachable through a narrow side passage, so we'll check the route at the quote and agree the details then.
