Exterior cleaning in Epsom

A town that sits on clay and chalk at once

Epsom grew up on a spring line, where the chalk of the North Downs meets the London Clay. Roughly speaking, the centre, north and west of the town sit on clay, while the ground to the south and east, towards the racecourse and Langley Vale, is chalk. Several tributaries of the Hogsmill rise along the join.

That split shows up on the outside of people's houses. Gardens on the clay side, around Stamford Green, The Wells and the edge of Epsom Common, hold water for a long time after rain, so patios stay green and north-facing roof slopes grow moss quickly. Up on the chalk the ground drains well but the homes are more open to wind and weather, and we tend to see more lichen and wind-blown debris than thick moss.

Three centuries of houses in one town — Epsom Epsom

Three centuries of houses in one town

Few places our size have such a mix. Chalk Lane and Woodcote have late 17th and 18th-century houses in soft red brick and white stucco under handmade clay peg tiles. College Road has mid-Victorian cottages and semis under Welsh slate. Burgh Heath Road is full of Surrey Vernacular and Arts and Crafts houses with steep tiled roofs and tile hanging, and the Downs Road Estate, built by Wates between the late 1950s and 1963, has clay pantile roofs and tile-hung upper floors.

Add the inter-war council housing, the post-war roads of Langley Vale and the roughly 1,850 homes built on the old hospital sites at Horton in the early 2000s, and almost every week in Epsom brings a different roof, a different brick and a different kind of paving.

Conservation areas and gentle methods — Epsom Epsom

Conservation areas and gentle methods

Epsom and Ewell has 21 conservation areas, and a good number of them are in Epsom itself, including Stamford Green, College Road, Chalk Lane, Woodcote, Burgh Heath Road and the Downs Road Estate. Many of the older buildings are listed. Soft red brick, flint, clunch, lime mortar and old stucco do not take kindly to a pressure washer or acid cleaners.

Low-pressure steam lifts moss, algae, lichen and grime using heat rather than force, so joints, faces and finishes are left as they were. If your home is listed or in a conservation area, that gentle approach matters, and it is how we clean every property anyway.

Trees, commons and narrow lanes — Epsom Epsom

Trees, commons and narrow lanes

Epsom Common and Horton Country Park bring English oak and silver birch right up to the back gardens on the west side of town. Downs Road is lined with beech and birch planted in Lord Rosebery's day, and willows ring the pond on Stamford Green. All of it ends up in gutters, valleys and on paving in autumn.

Access needs some thought too. Chalk Lane and Woodcote Green Road are narrow, Woodcote End is unmade, and private roads such as College Avenue and Downs Avenue have their own rules. Our 19m cherry picker reaches a long way from a single spot, so we can usually set up on the drive or verge and clean the whole roof without ladders or anyone walking on the tiles.

Know-How for Epsom Homes

Clay-side homes near Epsom Common and Stamford Green stay damp longer, so patios and north-facing roof slopes green over faster.

Handmade clay peg tiles and pantiles are common in the conservation areas and are easily cracked by foot traffic, which is why we clean from the cherry picker.

Soft red brick, flint and stucco in Chalk Lane, Woodcote and Stamford Green need low-pressure steam, not a jet washer.

Oak and birch from the Common and beech along Downs Road fill gutters every autumn.

Newer homes at Horton and Langley Vale tend to have block-paved drives that lose their joint sand and grow weeds.

Pristine Exterior Cleaning at work
Which parts of Epsom do you cover?

All of it, including Stamford Green, Woodcote, College Road, Burgh Heath Road, the Downs Road Estate, Epsom Downs, Langley Vale, Horton and The Wells, plus neighbouring Ewell. We are about 25 minutes away in Molesey and work across the area regularly.

My house is in one of Epsom's conservation areas. Is steam cleaning suitable?

Yes. Steam works at low pressure and uses heat to lift growth, so it is kind to old brick, flint, stucco and handmade tiles. If your home is listed, check with the council about any works you are planning, but a gentle clean like ours is exactly the kind of approach older buildings need.

Can you get a cherry picker down the narrow lanes around Chalk Lane and Woodcote?

In most cases, yes. We look at access when we quote and pick the best place to set up. The 19m reach means we rarely need to be right next to the house.

Do you clean the newer homes at Horton as well as older houses?

Absolutely. The Horton developments are mostly 20 years old now, which is about when roofs, block paving and render start to look tired. The same steam methods work well on modern materials.
