Patio Cleaning in Oxshott
Oxshott gardens are big, green and shaded, which is good for privacy and bad for paving. Terraces under oak, pine and beech go slippery and dark. We steam clean them back to their real colour, lifting algae, lichen and black spot without harsh chemicals.

What the trees do to Oxshott terraces
Most houses here sit back in mature gardens with trees along the boundaries, and the patio often ends up partly in shade. Leaves and needles collect in corners, rot down and stain the stone. Moisture hangs around. Within a season or two, a pale terrace turns green at the edges and black in the joints.
The ground plays a part too. Where the soil is heavier towards Prince's Coverts and the clay holds water, paving dries slowly after rain. On the sandier ground near Oxshott Heath, pine and birch debris is the bigger problem. Either way, algae gets in and stays.
We see this all over the village, from the older gardens around Holtwood Road and Goldrings Road to the newer houses on the private estates. The common factor is shade. Paving that gets a few hours of sun a day stays much cleaner than paving tucked under a big oak or along a tall hedge.

Sandstone, porcelain and York stone
Many local patios are laid in Indian sandstone, which looks lovely when new but is porous and soaks up algae and tannin stains. Porcelain has become popular on newer houses and larger terraces. It's tougher, but green film and black spot still build up on the surface and in the grout. Older gardens often have York stone or concrete slabs.
Each one needs a different approach, which is why we don't use one blast-it-all method. Steam at low pressure lifts growth out of sandstone's grain without eroding it, cleans porcelain without marking it, and is gentle on weathered York stone. Black spot lichen, the small dark dots that won't scrub off, can be stubborn, but steam takes much of it off without harsh chemicals.
Older York stone has often worn smooth in places and can be thinner than modern slabs, so we keep the pressure low and take our time on it. Concrete slabs are tougher but stain more easily, so they tend to need more passes.

Big terraces, pool surrounds and garden paths
Oxshott patios are often large. On Fairoak Lane, around the Crown Estate and on similar roads, it's common to find wide entertaining terraces, steps between garden levels, paths through the lawn and paving around a pool. We clean the lot, working methodically so the run-off goes where it should and nothing is left streaky.
Where steps and walls are stone, we can restore those at the same time. Many customers add the patio to a roof or driveway clean so the whole garden is finished in one visit.
Garden levels change a lot here. The village sits on an escarpment, and many gardens have steps, retaining walls and terraces at different heights. The lower levels and the risers of steps usually stay damper and greener, so we pay particular attention to them.

How a steam clean works on paving
We start by sweeping off loose leaves, needles and debris, because there's no point steaming around a pile of pine litter. Then we work across the patio in sections with low-pressure steam. The heat breaks down algae and lichen and loosens the dirt held in the stone's surface, and the gentle flow rinses it away without stripping the stone or blowing out jointing.
Joints get particular attention. On sandstone patios the pointing is often where green growth starts, and on porcelain it's the grout lines that darken first. We clean along each joint rather than just across the face of the slabs. Once we've finished, we rinse the whole area so there's no dirty residue left to dry back on.
It takes longer than a quick pressure wash, but the result lasts longer and your paving isn't worn down each time it's cleaned. On a large terrace with steps and paths, allow most of a day.

Keeping it clean afterwards
A steam-cleaned patio stays cleaner for longer if it's swept regularly, particularly in autumn when oak and beech leaves land and in spring when beech hedges drop last year's leaves. Leaving leaf litter to sit on sandstone is what causes most of the brown staining we see.
Trimming back overhanging branches to let more light onto the paving makes a difference too. We're happy to give honest advice on what will help and how often a clean is likely to be needed for your garden.
If the patio is part of a wider job, such as a roof clean, we'll usually do the paving afterwards so anything that falls from above is cleaned up in the same visit.

Patio Cleaning Oxshott FAQs
Answers to common questions about our exterior cleaning services. Can't see yours? Give us a call — we're always happy to help.

Will steam remove black spot from my sandstone?
Steam removes much of it without harsh chemicals. Some very established black spot can leave faint marks, and we'll be honest about what to expect before we start.
Is steam safe for porcelain?
Yes. Porcelain is hard-wearing, and low-pressure steam cleans the surface and grout without scratching or marking it.
Do you clean pool surrounds?
Yes. We clean paving and stonework around pools, which in shaded gardens often goes green from damp and splashing.
Will the clean affect my plants or lawn?
Steam cleaning doesn't rely on harsh chemicals, so there's little risk to planting next to the patio. We control run-off as we go.
How often should I have the patio cleaned?
For a shaded Oxshott garden, once a year is typical. Sunny, open terraces may go longer. Regular sweeping makes a big difference.
Can you do the patio on the same day as the roof?
Yes, and many customers do. Roof cleaning first, then the patio, means any debris from above is cleared at the end.
